Solent Aero · Managing & letting agents
Exterior evidence landlords can act on.
When a tenant flags a leak, a freeholder wants proof, or you need to instruct works—get a shareable aerial report with marked stills. No scaffolding for a first look. Usually within 24 hours.
From £249 · CAA registered & insured · Not a RICS survey
Why agents use us
Clear answers without arranging access plant.
You manage the relationship. We capture the fabric and flag visible anomalies so you can update the landlord, brief a contractor, or keep a dated record—fast.
-
01
Brief landlords properly
Send a link with marked stills instead of “it looks worn from the street.” Easier conversations when works or costs are disputed.
-
02
Instruct contractors sharper
Roofers and builders quote better when they can see valleys, chimneys, and elevations before they visit.
-
03
Portfolio-friendly
Houses, HMOs, and blocks across Winchester, Southampton, Portsmouth, and Fareham—without weeks of surveyor wait.
How it works
Postcode in. Shareable report out.
-
Step 01
You send the site
Postcode, access notes, and what the landlord needs to know. We confirm fly-zone (including airport FRZ where relevant) and price.
-
Step 02
We fly & flag findings
Insured CAA flight. Our system highlights visible defects and ties them to stills—not a Dropbox of unlabelled video.
-
Step 03
You forward the link
Secure report for the landlord, freeholder, or contractor— usually within 24 hours of the flight.
Clear scope
Imaging you can share—not a survey verdict.
We stay in our lane: high-resolution exterior capture and automated visual highlights. You remain the property professional. Landlords get clarity; contractors get briefings; nobody confuses us with a RICS HomeBuyer Report.

FAQ
Common questions from property managers.
- Is this a RICS survey?
- No. Solent Aero provides aerial imaging and visual defect highlights. We do not provide structural advice, valuations, or surveyor certification. Use the report to brief landlords, insurers, or a competent contractor—alongside your usual professional advice.
- How do managing agents typically use the report?
- Forward the secure link to a landlord when works are disputed, instruct a roofer with marked stills instead of vague descriptions, or keep a dated record of exterior condition across a block or house.
- How fast is turnaround?
- Typically within 24 hours of the flight. Useful when a landlord wants answers this week without waiting on scaffold or a surveyor diary.
- Can you cover blocks and portfolios?
- Yes. Single houses, HMOs, and blocks of flats are all in scope. Multi-building portfolios can be quoted as a package—send the postcodes and we will confirm fly-zone and pricing.
- Who pays—agency or landlord?
- Either works. Many agents recharge the landlord; some instruct us directly. We invoice whoever books and send the report link to the people you nominate.
- How much does it cost?
- Standard residential roofs start from £249. Larger or multi-elevation buildings are quoted. CAA registered and fully insured. Sites inside Southampton Airport FRZ may include a small approval fee.
