Solent Aero · Home buyers
Visual evidence for the deal—not a verdict on the roof.
Independent aerial imaging of the covering you can barely see from the ground. High-resolution stills and anomaly highlights you can take to the seller, a roofer, or your RICS surveyor—and negotiate from facts, not guesswork.
From £249 · CAA registered & insured · Not a RICS survey
The value
HD evidence you can use to negotiate.
You’re not buying “a guy with a toy drone.” You’re buying an independent aerial data capture of hard-to-reach fabric—chimneys, valleys, flashings, gutters—that many surveyors won’t climb. If cracked slates or failing lead show up, you hand the link to the seller’s side or a local roofer.
-
01
Negotiation toolkit
Share annotated visuals when discussing price, repairs, or a retention—before exchange closes the window.
-
02
Zero repair bias
We don’t quote for roof works. Unlike a contractor flying their own lead, we have no incentive to invent a full re-roof.
-
03
Brief the experts
Give your RICS surveyor or a roofing contractor clearer close-ups of areas they could only note as “limited visibility.”
How it works
Capture. Highlight. Share.
We are an aerial imaging company. Our job ends at clear visuals and anomaly highlights—not structural advice.
-
Step 01
We capture the covering
A short, insured Neo 2 flight for close, stable stills of ridges, valleys, chimneys, flashings, and gutter lines.
-
Step 02
Visual aids, not verdicts
Our system flags visual anomalies—slipped tiles, missing mortar, disrupted flashing—as highlights to review with a professional.
-
Step 03
You get a shareable link
Secure report for your solicitor pack, surveyor, or a local roofer’s quote—usually within 24 hours of the flight.
Visual inventory
Hard-to-reach assets, documented from the air.
Objective photography of exterior roof fabric. Hidden voids and under-tile condition remain out of scope—see Important limits.
-
Covering & ridges
Visible slipped, missing, or damaged tiles and slates; ridge and verge lines.
-
Valleys, flashings & chimneys
Close stills of stacks, abutments, and valley intersections surveyors often can’t climb.
-
Gutters & edges
Visible displacement, debris build-up, and edge detail from above.
-
Flat / low-pitch areas
Where present—surface wear and penetrations visible from the flight path.
Important
We capture imagery. We do not certify the roof.
Solent Aero provides high-resolution aerial imaging and automated defect-highlight visual aids. We do not provide structural engineering, surveying, or building valuation advice. All findings should be verified by a qualified RICS surveyor or roofing contractor before making property purchasing decisions.
Drone flights are subject to visual line of sight, weather, and airspace constraints. Imagery cannot show the inside of roof voids, the underside of coverings, or defects hidden beneath tiles, membranes, or flashings. Highlighted anomalies are visual aids only—not a guarantee of completeness.
Flights are CAA registered and covered by UK commercial drone insurance compliant with EC 785/2004—even for sub-250g aircraft.
Timing
Book while evidence can still change the conversation.
-
Under offer
Best window. Capture visuals while you still have room to ask questions or renegotiate before exchange.
-
Pre-exchange
Still useful if your survey noted limited roof access and you need clearer photographs for your solicitor pack.
-
After completion
Helps brief a roofer for maintenance quotes—not for changing the purchase price.
Pricing
One clear residential package.
Flight, visual anomaly highlights, and a shareable report—from £249 for a standard house.

FAQ
Straight answers
- Are you a RICS surveyor?
- No. Solent Aero is an independent aerial imaging company. We capture high-resolution visuals and highlight possible anomalies as visual aids. We do not provide structural engineering, surveying, or valuation advice.
- Will you tell me if the roof is safe or sound?
- No—and we never will. Only a qualified RICS surveyor or competent roofing contractor can advise on structure, safety, or whether to proceed with a purchase. Our deliverable is objective photographic evidence you can take to those professionals.
- So what am I actually buying?
- A high-definition visual inventory of hard-to-reach roof assets—tiles, chimneys, valleys, flashings, gutters—plus automated visual highlights and a secure shareable link. Use it to negotiate, get quotes, or brief your surveyor. Not a certification that the roof is fine.
- Can this replace my HomeBuyer Report?
- No. Book your RICS survey as normal. We sit alongside it when roof access from the ground is limited—especially useful before exchange when you need clearer visual evidence for questions to the seller.
- What can a drone miss?
- Flights follow visual line of sight and weather. We cannot see inside roof voids, under membranes, or beneath overlapping tiles. Highlighted items are not a guarantee that every defect present has been found.
- When should I book?
- Ideally under offer and before exchange, while findings can still inform negotiation or further checks. Typical turnaround is within 24 hours of flight.
- How much does it cost?
- Standard residential roofs start from £249. Larger or complex roofs are quoted. Operations are CAA registered and covered by UK commercial drone insurance compliant with EC 785/2004.
